It is all very well selecting an ideal house, but are you sure that it will be acceptable to the local Planning Authority, and even if it is what conditions may be applied to any consent? Gryffe can work with you to ensure that the house of your choice is properly presented to the Planning Authority and then that conditions applied are acceptable to you both aesthetically and financially.
Deciding exactly how you wish the house to look at the end of the contract is often decided as the building is being erected. However, internal and external finishes often have a marked effect on the building cost and the more precise you are at the outset the easier it will be for the contractor to give you a more accurate estimate. Gryffe recognises that the client has a budget to work to and once we are told that budget we strive to ensure that the figure is not breached. It is the undoubtedly case that the client is working to a precise and often tight budget and detailed planning at this stage can help to demonstrate that the budget is achievable.
It is important to choose the 'right' contractor for your building project. For most people the acquisition of a house, or in this case the building of a house, will be the single biggest acquisition made. Hence it is only right that you select the contractor who you trust is going to deliver the house that you desire.
Changes made through the course of the building contract can often lead to delays or added expense (or even both!). This shouldn't necessarily be the case if the alterations can be minimised or discussed through with the contractor. In addition, contract programmes are important to many clients, hence constant contact with and monitoring of the contractor can lead to a smoother running contract, with delivery on time and on budget.
Many clients wish to put their own mark on the finished house by taking on the role of designer or decorator. Gryffe has no specific wish to take over this role, however several aspects cross over between the building contract and the decoration (e.g. kitchen, bedroom and bathroom furniture). If it is desired Gryffe can co-ordinate this aspect also, however we would stress that this requires detailed input from the client throughout the process to ensure the precise requirements are met in detail.
Delivery dates are notoriously ignored by many suppliers. At Gryffe we recognise that the delivery date of your new house is a very important aspect and can also be conditioned by other outside influences (e.g. entry dates to your existing home). Recognising this point, we strive to ensure that target dates are met throughout the contract so that the handing over of the keys is achieved on the due delivery date.
